Reggora Forms unifies comp research, market analytics, and form completion in a single browser-native workspace built for the Uniform Appraisal Dataset (UAD) 3.6 and Form Redesign mandate on November 2, 2026. With full UAD 2.6 support, mobile inspection application, and integrated lidar scanning ticketed for release at no extra cost.

BOSTON, MA / ACCESS Newswire / July 7, 2026 / Reggora, the leading appraisal management software platform, today announced that its new forms software, Reggora Forms, has completed Fannie Mae and Freddie Mac (the Government-sponsored Enterprises, or GSEs) verification for the UAD 3.6 specification.

The verification clears Reggora Forms for use during the GSEs' Broad Production Period and ahead of the November 2, 2026 mandate, when all appraisal reports sold to Fannie Mae or Freddie Mac must comply with UAD 3.6.

In addition to UAD 3.6, Reggora Forms will fully support UAD 2.6, including General Purpose, giving appraisers a single platform to complete reports and private appraisal work - completely for free on any transaction (including non-Reggora transactions)

"Appraisers have been forced to juggle three to five applications to complete a single report: a form filler, a data tool, MLS platforms, and standalone analytics. Every switch costs them time, context, accuracy, and money," said Brian Zitin, CEO of Reggora. "Now an appraiser will be able to do everything they need in one place, including searching MLS and public records, at no cost.

"Additionally, having the Forms platform integrated into our larger Reggora lender ecosystem will provide huge benefits to both lenders and appraisers when it comes to quality control, revisions back and forth, and much more."

What to Expect with Reggora Forms:

Unified Comp Research: Sales, rental, and land comps in one surface, with grid, map, filter, and photo carousel views. Comps are ranked by an AI-powered model based on similarity to subject property

Time Adjustments: Federal Housing Finance Agency (FHFA) Home Price Index (HPI)-first adjustments with paired-sales fallback, plus full derivation, including method, rate per month, and months elapsed, visible on every comp card.

Market Conditions Analytics: Submarket statistics, including inventory, absorption, list-to-sale ratio, and price trend. Statistics are computed automatically and mapped to UAD 3.6 market-section fields for one-click population.

Cost Approach Engine: Comparative unit replacement cost, age-life depreciation, and three site-value methods with confidence scoring, automatically filling the UAD 3.6 cost section.

Integrated MLS, Public Records, and Archive Data: Three data sources fetched in parallel, with conflicts surfaced on a per-field basis and every appraiser choice logged for audit.

Transparent, Defensible Math: Every suggestion shows its derivation on hover-no black boxes, and any number can be explained to any reviewer.

Dual UAD 2.6 and UAD 3.6 Support, Included: Complete today's 1004, 1073, and related UAD 2.6 forms in the same workspace as the new Uniform Residential Appraisal Report (URAR)-same comps, data, and shortcuts, only the form changes. Practice UAD 3.6 on a real subject while still delivering UAD 2.6, then switch when you're ready.

And much more

Why Forms, and Why Now

UAD 3.6 represents the most significant change to appraisal reporting in more than a decade. Fannie Mae and Freddie Mac are retiring the legacy 1004, 1073, and related forms in favor of a single dynamic URAR built on MISMO® v3.6 standards. The Broad Production Period opened January 26, 2026, and the full mandate takes effect November 2, 2026.

"As lenders, appraisers, and homeowners find their footing with UAD 3.6, we wanted to give the valuation ecosystem stability-one platform with nationwide MLS, public data, market analytics, inspection software, Hybrid PDR, and UAD 2.6 and general-purpose forms, all in one place, and free," said Harrison Kennedy, Product Manager for Reggora Forms.

"A clean break on November 2 is not a real transition plan. Appraisers need months of reps in the new workflow before it becomes a habit, and they should not have to pay for a second piece of software to get them. The result is a platform that does not just check the compliance box. It makes appraisers genuinely faster."

Reggora Forms is available today at no cost to residential appraisers. The software runs entirely in the browser, with no installs, annual licenses, or per-report fees. To learn more or sign up, visit www.reggora.com/forms.
