What Happened?
A number of stocks jumped in the afternoon session after Mortgage lenders rose as Treasury yields fell and investors moved into government bonds. According to CNBC, the 10-year yield dropped more than 9 basis points to 5.093%, the 30-year fell more than 9 basis points to 5.425%, and the 2-year fell more than 4 basis points to 4.759%. CNBC tied the move to a flight out of technology shares and into bonds. Wholesale prices rose 6.3% in September from a year earlier, the biggest gain since 2022 and above the 5.5% Dow Jones estimate. That followed Wednesday’s consumer-price report, which showed prices up 3.7% on the year. Investors sold high-flying technology stocks on concern that hotter inflation and higher rates would pressure spending on artificial intelligence, and that selling pushed money into Treasuries. The 10-year yield is the benchmark for home loans. A lower yield cuts funding costs for originators and can bring back purchase and refinance demand. That is the setup that lifted Rocket Companies and the other mortgage and real-estate finance names in the group.
The stock market overreacts to news, and big price drops can present good opportunities to buy high-quality stocks.

Zooming In On Arbor Realty Trust (ABR)
Arbor Realty Trust’s shares are very volatile and have had 20 moves greater than 5% over the last year. But moves this big are rare even for Arbor Realty Trust and indicate this news significantly impacted the market’s perception of the business.
The previous big move we wrote about was 16 days ago when the stock dropped 4% on the news that Citizens downgraded the stock from Market Outperform to Market Perform. According to StreetInsider, the firm moved Arbor to Market Perform, a rating that signals expected performance roughly in line with the market or sector peers rather than outperformance. Stepping down from a more constructive rating often reflects cooler near-term return expectations or greater caution on the operating backdrop, which can prompt selling as investors recalibrate positions.
Arbor Realty Trust is down 64% since the beginning of the year, and at $2.86 per share, it is trading 76% below its 52-week high of $11.93 from October 2025. Investors who bought $1,000 worth of Arbor Realty Trust’s shares 5 years ago would now be looking at only $149.24.
