Before Buying a Dubai Penthouse: 6 Questions Worth Asking the Seller

The first viewing of a penthouse is rarely rational. The lift opens, the light floods in, and there’s the terrace, the plunge pool, a view stretching from the Gulf to the desert. Most buyers have half decided before they’ve seen the second bedroom. That’s exactly why the questions you ask afterward matter so much.

With luxury penthouses for sale in Dubai often priced in the tens of millions, a few awkward conversations now cost far less than a surprise later.

1.Why are you selling, and how long has it been listed?

It sounds blunt, but the answer tells you a lot. A seller relocating abroad on a fixed date may negotiate. One who has turned down offers for a year probably won’t, and may be asking more than the market supports. Check the listing history yourself too, since sellers don’t always remember price cuts.

2.Is the terrace included in the title deed area?

This catches more buyers than you’d expect. A listing might quote 8,000 square feet, but part of that could be a roof terrace that isn’t fully counted on the title deed or isn’t exclusively yours. Ask to see the deed and the floor plan side by side. If the numbers don’t match, find out why before you talk price.

3.What does the service charge cost, and what does it cover?

Penthouses carry bigger service charges simply because they’re bigger. But terraces, private pools and dedicated lifts can add maintenance costs on top. Ask for the last two years of charges, not just the current rate, and whether any major works like facade repairs or lift replacements are planned for the building.

4.What’s been changed, and was it approved?

Plenty of penthouse owners have added glass enclosures, outdoor kitchens, or extra pools. Some got approval from building management or the developer. Some didn’t. Unapproved alterations can delay a sale or leave the new owner responsible for restoring things to their original state, which, on a terrace pool, is no small job. Ask for the approval letters.

5.Are there any outstanding dues or a mortgage on the property?

A seller can’t transfer the property without a no-objection certificate from the developer, and that usually requires paying all service charges. If there’s a mortgage, the bank needs to be settled at transfer. None of this is unusual. You just want to know early so the timeline doesn’t collapse a week before completion.

6.What exactly is included in the sale?

Furniture, designer lighting, home automation, wine fridges, parking spaces, storage rooms. In a penthouse, these can add up to a meaningful sum. Get the list in writing as part of the agreement, because “I assumed the chandelier stayed” is a terrible argument to have after handover.

One More Thing

Visit at night as well as during the day. Rooftop units can pick up more wind and noise than you’d guess, and lighting from neighboring towers changes how a terrace feels after dark.
