Archer Property Partners Acquires Medical Office Building Adjacent to Tri-City Hospital in Vista, California
$4.45 Million Acquisition to Undergo $2.5 Million Renovation and Rebranding in Response to Sharp HealthCare’s Expansion and Local Physician Demand

NEWPORT BEACH, Calif. – Archer Property Partners ("Archer"), a Newport Beach-based real estate investment and development firm specializing in healthcare real estate, today announced the acquisition of a majority interest in a two-story, 33,772-square-foot medical office condominium project located at 2095 W. Vista Way in Vista, California. The property, originally developed in 1982 as a 21-unit medical office condominium complex, was purchased from the Tri-City Hospital District for $4.45 million. Archer acquired 18 of the 21 condominium units, totaling approximately 28,035 square feet.

The property, soon to be rebranded as Solara Medical Center, sits directly adjacent to Tri-City Medical Center, which recently announced a landmark partnership with Sharp HealthCare, the largest integrated health system in San Diego County. Sharp is expected to assume operational control of the hospital in mid-2026 — a milestone expected to elevate the region's healthcare ecosystem and fuel strong demand for nearby medical office space.

"This acquisition reflects our commitment to expanding access to high-quality, modern healthcare environments across Southern California," said R.J. Sommerdyke, Managing Partner at Archer Property Partners. "With Sharp HealthCare's expansion into Vista, Solara Medical Center will be at the heart of one of the region's most dynamic healthcare growth corridors."

Comprehensive Repositioning and Rebranding

Archer plans a $2.5 million capital improvement program to fully modernize and reposition the asset as one of North County's premier medical office destinations. Renovations will include a redesigned exterior façade, upgraded lobby and corridors, new building systems, ADA compliance enhancements, new roofing and signage, and improved landscaping and parking areas.

Upon completion in mid-2026, Solara Medical Center will offer flexible condominium units ranging from 1,300 to 28,000 square feet. The project will feature a 5:1,000 parking ratio and prominent visibility along Highway 78, just steps from the soon-to-be Sharp-operated Tri-City Hospital.

"By bringing new life to this underutilized asset, we're creating a best-in-class setting for physicians and medical groups to thrive," said Bryan McKenney, Managing Partner at Archer. "Ownership at Solara enables healthcare providers to control future costs while enjoying the long-term benefits of owning versus leasing."

Sales and Market Positioning

Ryan Foley and Myles Martinez of Colliers International have been engaged as the exclusive listing brokers to market the individual medical condominiums for sale. The offering provides physicians, specialists, and private practice groups the rare opportunity to purchase high-quality medical space in a high-barrier-to-entry location with adjacency to a major regional hospital.

"We are already seeing significant physician demand," said Foley. "The combination of hospital proximity, high visibility, and Class A upgrades will make Solara Medical Center the premier medical ownership opportunity in North County."

Momentum and Market Expansion

The acquisition of Solara Medical Center marks Archer's third medical office purchase in the past 60 days, with three additional healthcare properties currently under contract across Southern California. The firm continues to execute on its strategy of identifying value-add opportunities in medical submarkets benefiting from demographic trends, hospital system changes, and constrained supply of quality medical space.

"Our activity in recent months underscores Archer's confidence in the healthcare real estate sector," added Sommerdyke. "We see tremendous opportunity in repositioning well-located but underinvested medical assets into efficient, functional environments that meet the evolving needs of healthcare providers."
