"Some of the strongest transactions I've participated in never appeared publicly," Taylor said. "In many cases, the MLS is the final chapter, not the first. The overwhelming majority of my transaction volume has involved private opportunities, relationship driven sourcing, or off market transactions. Every deal I've closed above $2 million has happened entirely off the MLS."

There was never a listing. Working through his broker network, Taylor identified the owners of adjacent parcels in Southeast Austin, negotiated directly with each, and assembled a nine acre development site between the Goodnight Ranch and Easton Park master planned communities in one of the city's highest growth corridors. The site is now slated for a mixed use retail development.

Getting it closed took nine months of due diligence, including attorneys, soil testing, water board meetings, and city zoning and planning hearings. The parcels initially carried a combined asking price of $4.5 million. Through direct negotiation with each owner, the team ultimately assembled the full site below the original combined ask.

"That deal came out of thin air. There was no listing, no sign in the yard, nothing to click on," Taylor said. "We saw where the growth was going, figured out who owned what, and spent nine months in due diligence, in front of the water board, and in city planning meetings to make it real. That's the work most people never see."
